Spring is one of the busiest times in real estate—and when you’re out touring homes, it’s easy to get swept away by pretty paint colors or trendy staging. But buying a home is a major investment, and knowing what to look for (beyond the granite countertops) can help you make a smart decision that fits your lifestyle and goals.
Here’s how to tour homes like a pro—whether it’s your first time or your fifth.
Start With the Big Picture
Before you even walk in the door, ask yourself:
How’s the neighborhood? Do a quick drive-by at different times of day. Is it quiet? Walkable? Near places you frequent?
What’s the curb appeal like? Look for signs of good maintenance—roof, siding, gutters, landscaping. If the outside is neglected, the inside might be too.
Parking & layout: Is there adequate parking? Does the layout of the lot and home flow in a way that fits your lifestyle?
Inside the Home: What to Really Pay Attention To
Don’t get distracted by decor! Instead, focus on things that are hard (and costly) to change:
Floor plan & room sizes: Will your furniture fit? Do you need open-concept or more defined spaces?
Storage space: Check closets, cabinets, basement, and garage space. Is there enough for your needs?
Windows & natural light: Is the home bright and well-lit? What direction do the windows face?
Check for warning signs of potential issues:
Water stains on ceilings or walls
Cracks in the foundation or drywall
Signs of mold or mildew
Uneven floors or doors that stick
Don’t Be Afraid to Ask Questions
A good buyer’s agent ( that’s me!) will help you ask the right questions, such as:
When was the roof, HVAC, or water heater last replaced?
Any recent renovations or permits pulled?
Are there any known issues or previous repairs?
Bonus Tip: Take Notes and Photos
After a few showings, homes can start to blur together. Keep a checklist or notes in your phone, and take photos (when allowed) so you can compare later.
